Best Suburbs for House and Land Packages in South East Queensland
A practical look at the South East Queensland corridors where house and land packages are released, what each one offers and how to judge a suburb properly.

There is no single best suburb, only the best suburb for how you live, where you work and what you can borrow.
What we can do is explain the corridors we are asked about most, and the questions that separate a good buy from a regretted one.
How to judge a suburb, not just a postcode
- Travel time at the hour you will actually leave, not at midday
- Schools, and whether you need to be inside a catchment
- How much land is still to be released nearby, since supply shapes future value
- Infrastructure that is funded and under construction, rather than announced
- The mix of owner occupiers and investors along the street
The southern corridor: Logan and surrounds
One of the most active areas for family sized blocks, with established shopping and rail links to both Brisbane and the Gold Coast. Suburbs we see frequently include Yarrabilba, Jimboomba, Logan Reserve and Park Ridge. Good value for a first home, and usually a straightforward story for investors. Browse Logan packages.
The western corridor: Ipswich and the Ripley Valley
Land supply has opened up quickly here, which keeps entry prices among the lowest in the south east. Ripley, Redbank Plains and Springfield Lakes each have their own feel, one more new estate, another more established. Browse Ipswich packages.
The northern corridor: Moreton Bay
Growth is running north through Griffin, Narangba, Burpengary and North Lakes. Decent blocks, strong new amenity and a train line that gets you to the city. Browse Moreton Bay packages.
The Gold Coast and its inland edge
Pimpama, Coomera and Ormeau carry most of the new land, with the beach and the highway both within reach. Prices sit above the inland corridors, and so does rental demand. Browse Gold Coast packages.
The Sunshine Coast and Hinterland
Beachside land is scarce, so most new releases sit a little inland at Aura, Palmview and the hinterland townships. You trade some convenience for a different lifestyle. Browse Sunshine Coast packages.
Before you choose
Drive the suburb on a weekday morning and again on a Saturday. Check the estate's completion plan, because living beside a construction site for three years is a real cost. And have your borrowing confirmed first, so the choice is yours rather than the bank's. The Sorted Mortgages team can confirm that figure before you look seriously.
Frequently asked questions
Which South East Queensland suburb is best for a first home?
The one where the deposit works and the commute is bearable. In practice, Logan, Ipswich and Moreton Bay offer the most packages at first home price points. Start from the first home packages list.
Is a new estate better than an established suburb?
A new estate gives you a new home, a warranty and neighbours who are all settling in at the same time. An established suburb gives you mature trees, known schools and less construction noise. Both work, they suit different households.
How much land should I look for?
For a family home, most buyers want enough for a decent backyard, side access or a pool later. Check the estate covenants before assuming you can add a shed or a second dwelling.
Can I buy a package in a suburb I have never visited?
We would not recommend it. Walk the street, see the block from the corner and check what is planned next door. If you cannot get there first, tell us and we will talk you through the area honestly.
See what is available now
The packages page filters by suburb, council, bedroom count and budget, so you can compare corridors side by side. When something looks right, send an enquiry and we will confirm availability and the detail behind the listing.
Have a question about this article or the packages it covers? We are happy to talk it through.
